Calling All Landlords in Wales
if you are: –
did you know that as of Autumn 2015, you and your properties are now required to register with Rent Smart Wales?
If you are a landlord, who falls into any of the above categories, the deadline to comply with this new law is 23rd November 2016. The aim of Rent Smart Wales is to raise standards in the private rented sector.
Once you have registered with Rent Smart Wales, you will require training and when completed you can apply for your licence. Applying for you licence can take up to 8 weeks to process. Therefore the sooner you start the process the more likely you are to beat the deadline.
You can apply on-line with a simple form, which should take no longer than half an hour at www.rentsmart.gov.wales or alternatively you can call their helpline on 03000 133 344 for a paper application.
Equally agents or a partner who carry out any of the following letting work on your behalf must obtain a licence and training too.
* publishing advertisements or disseminating information;
* arranging and conducting viewings with prospective tenants; * preparing, or arranging the preparation of, the tenancy agreement; * preparing, or arranging the preparation of, any inventory or schedule of condition; Agent Property Management Work:

The National Minimum Wage is on the Increase
